There is much debate on whether or not certain things work to sell a home, but most people will agree on some. If you search the internet, you will find many different articles on outrageous ideas. Some claim that if you include your car, you might get a sale over the neighbor. But guess what? Your neighbor will be getting to work! The facts of it all lie in the approach you use. Below are some basic and creative ways to get the most out of your home sale.
.First, you want to make sure your home has curb appeal. If people are driving past your home and see a for sale sign, you want them to think, “That’s a beautiful home”. Even if your house is the most beautiful and upgraded inside, you will lose the sale from the beginning with a non-appealing yard and first appearance. In order to correct this, clean it up, add some plants or add some pavers.
.Make sure the inside of your home is clutter free. In general, people do not want to see a cluttered and lived in house. They want to be able to imagine the home as theirs and picture their belongings in the spots. Items that detract from this are: non-neutral colors, big bulky furniture, too much furniture or a dark and musty room. Ways you can take care of this is by removing large furniture. Make sure nothing is obstructing views and paint neutral colors. Offer your buyer a clean pallet. Even if you have a neutral color already, put a new coat of paint on it to brighten it up and add a fresh feeling. Paint is an inexpensive way to renew a home.
.When the person is in your home, make them feel welcomed. Offering things such as a drink of bottled water or playing music will often ease a person. It will also make them feel more at home. Comfort is what you are trying to display to the potential buyer. Some people also burn candles that smell good as well as bake cookies for the home like feeling. Doing these small details could entice a customer to buy.
.Keep the house clean. It is very surprising that this has to make it on the list; however, it is common to go into a home that is trying to sell only to see that the home is not kept clean. This is a major turn off to the potential buyer. A dirty house, or even messy, comes across as people not taking care of their home. Often times this will translate into a more serious problem. The potential buyer will assume that other more important things such as regular home maintenance of appliances, etc. did not happen as well.
.Offer a time where multiple people can meet. This is a good approach for two reasons. First off, it shows the potential buyers the real idea that they are not the only ones looking at this property. Second, it limits the time your home is open to the public. This is a very swift tactic that many realtors use.
